Dawn sees 'young' surface on giant asteroid Vesta

ScienceDaily (Oct. 31, 2012) ? Like a Hollywood starlet constantly retouching her makeup, the giant asteroid Vesta is constantly stirring its outermost layer to present a young face. Data from NASA's Dawn mission show that a form of weathering that occurs on the moon and other airless bodies we've visited in the inner solar system does not alter Vesta's outermost layer in the same way. Carbon-rich asteroids have also been splattering dark material on Vesta's surface over a long span of the body's history.

The results are described in two papers released today in the journal Nature.

"Dawn's data allow us to decipher how Vesta records fundamental processes that have also affected Earth and other solar system bodies," said Carol Raymond, Dawn deputy principal investigator at NASA's Jet Propulsion Laboratory, Pasadena, Calif. "No object in our solar system is an island. Throughout solar system history, materials have exchanged and interacted."

Over time, soils on Earth's moon and asteroids such as Itokawa have undergone extensive weathering in the space environment. Scientists see this in the accumulation of tiny metallic particles containing iron, which dulls the fluffy outer layer. Dawn's visible and infrared mapping spectrometer (VIR) and framing camera detected no accumulation of such tiny particles on Vesta, and this particular protoplanet, or almost-planet, remains bright and pristine.

Nevertheless, the bright rays of the youngest features on Vesta are seen to degrade rapidly and disappear into background soil. Scientists know frequent, small impacts continually mix the fluffy outer layer of broken debris. Vesta also has unusually steep topography relative to other large bodies in the inner solar system, which leads to landslides that further mix surface material.

"Getting up close and familiar with Vesta has reset our thinking about the character of the uppermost soils of airless bodies," said Carle Pieters, one of the lead authors and a Dawn team member based at Brown University, Providence, R.I. "Vesta 'dirt' is very clean, well mixed and highly mobile."

Early pictures of Vesta showed a variety of dramatic light and dark splotches on Vesta's surface. These light and dark materials were unexpected and now show the brightness range of Vesta is among the largest observed on rocky bodies in our solar system.

Dawn scientists suspected early on that bright material is native to Vesta. One of their first hypotheses for the dark material suggested it might come from the shock of high-speed impacts melting and darkening the underlying rocks or from recent volcanic activity. An analysis of data from VIR and the framing camera has revealed, however, that the distribution of dark material is widespread and occurs both in small spots and in diffuse deposits, without correlation to any particular underlying geology. The likely source of the dark material is now shown to be the carbon-rich material in meteoroids, which are also believed to have deposited hydrated minerals from other asteroids on Vesta.

To get the amount of darkening we now see on Vesta, scientists on the Dawn team estimate about 300 dark asteroids with diameters between 0.6 to 6 miles (1 and 10 kilometers) likely hit Vesta during the last 3.5 billion years. This would have been enough to wrap Vesta in a blanket of mixed material about 3 to 7 feet (1 to 2 meters) thick.

"This perpetual contamination of Vesta with material native to elsewhere in the solar system is a dramatic example of an apparently common process that changes many solar system objects," said Tom McCord, the other lead author and a Dawn team member based at the Bear Fight Institute, Winthrop, Wash. "Earth likely got the ingredients for life -- organics and water -- this way."

Launched in 2007, Dawn spent more than a year investigating Vesta. It departed in September 2012 and is currently on its way to the dwarf planet Ceres.

JPL manages the Dawn mission for NASA's Science Mission Directorate in Washington. Dawn is a project of the directorate's Discovery Program, managed by NASA's Marshall Space Flight Center in Huntsville, Ala. The University of California at Los Angeles (UCLA) is responsible for overall Dawn mission science. Orbital Sciences Corp. in Dulles, Va., designed and built the spacecraft. The German Aerospace Center, the Max Planck Institute for Solar System Research, the Italian Space Agency and the Italian National Astrophysical Institute are international partners on the mission team. Anibal Sanchez To Take Mound For Trailing Detroit Tigers In World Series Game 3

DETROIT -- Justin Verlander already lost. Doug Fister pitched gamely, but his fine effort wasn't good enough either.

Now, with their World Series hopes slipping away, the Detroit Tigers turn to Anibal Sanchez ? the least physically imposing member of their postseason rotation.

"We need to start over," Sanchez said. "We need to forget what happened in San Francisco. I know we've got the talent. That's why we're here. We've got a pretty good team, so we're going to fight it to the end."

Sanchez was acquired to help the Tigers make the playoffs ? they were in the middle of a tough AL Central race with the Chicago White Sox when he arrived in a deal with Miami shortly before the trade deadline. The right-hander held up his end of the bargain, but now Detroit is playing for even higher stakes, and Saturday night's start in Game 3 of the World Series against San Francisco might be his most important test yet.

Although he went only 4-6 as a Tiger in the regular season, Sanchez began to pitch better down the stretch. That carried over into the postseason, where he's 1-1 with a 1.35 ERA.

The last time Sanchez pitched, he shut out the New York Yankees for seven innings in Game 2 of the AL championship series. That's the type of performance the Tigers were hoping for when they traded top pitching prospect Jacob Turner to the Marlins and acquired Sanchez and second baseman Omar Infante.

"I had seen him pitch on TV and stuff, but I didn't really know the young man," Detroit manager Jim Leyland said. "Once he got in his comfort zone, I think he's done absolutely very, very well. He's a very, very good pitcher."

The 6-foot Sanchez is 5 inches shorter than Verlander and 8 inches shorter than Fister. He was shaky after first joining the Tigers, but he posted a 2.43 ERA in his final six regular-season starts.

"I know I've got pretty bad starts in the beginning of my trade," Sanchez said. "I didn't know too much, the hitters, but after that I make my adjustment."

The trade for Sanchez was Detroit's last big move of the season. The Tigers were more than willing to trade a potential future star to acquire two players who could help them compete for a World Series title this year.

Detroit's starting rotation was marvelous against Oakland in the division series and the Yankees in the ALCS. But the Tigers were stung in the World Series opener by the Giants, losing 8-3 when Pablo Sandoval hit three home runs in a game Verlander started.

In Game 2, Fister took a line drive off his head but still managed to pitch into the seventh inning. San Francisco won 2-0.

Right-hander Max Scherzer looked like Detroit's best pitcher at times during the second half of the season, but his throwing shoulder acted up in September, so he's been slotted for Game 4 during the postseason, starting once per series.

So Sanchez is in line to pitch Saturday, with the season seemingly on the line and the prospect of a short series hanging over the proceedings.

"He's pitched pretty well against the Giants in the past, and obviously we're saving Scherzer to give him a little more time to keep recouping a little bit," Leyland said. "But Sanchez has really gotten acclimated here in Detroit. I expect him to pitch a good game. The key is we're going to have to get some runs on the board, obviously."

Sanchez shut out the Giants last year and held them to a run in seven innings in an outing this May. But in his most recent start against them ? on May 24 ? he was touched up for five runs.

"He'll throw any pitch at any time. He throws quality strikes," Giants manager Bruce Bochy said. "We've had our tough times against him. He's a good pitcher."

The Tigers faced elimination once this postseason already, when Verlander shut out Oakland in the fifth game of the division series. In fact, Detroit has been staring down the prospect of a disappointing finish seemingly all year. For much of the season, the Tigers were underachievers before they overtook the White Sox in September.

Then they went on their postseason run before encountering one more difficult roadblock.

If they're going to overcome the Giants, they'd better turn this series around soon.

"I think everybody is going to be relaxed," Sanchez said. "We know we are home, we play really good here. We're going to keep doing the same."

Hurricane Sandy looks as 'Frankenstorm' approaching U.S. East Coast

ScienceDaily (Oct. 26, 2012) ? NASA's TRMM satellite revealed Hurricane Sandy's heavy rainfall and the storm is expected to couple with a powerful cold front and Arctic air to bring that heavy rainfall to the Mid-Atlantic and northeastern U.S. Some forecasters are calling this combination of weather factors "Frankenstorm" because of the close proximity to Halloween.

NASA satellites have provided forecasters at the National Hurricane Center with rainfall data, infrared, visible and other data on Sandy and will continue to do so. Dr. Marshall Shepherd who works with TRMM data provided an insight into the storm's development.

NASA's TRMM Satellite Sees Sandy Drench Jamaica and Eastern Cuba

The Tropical Rainfall Measuring Mission (TRMM) satellite had a partial view of hurricane Sandy on Oct. 25 at 1425 UTC (10:25 a.m. EDT) after it had passed over Cuba and moved into the Bahamas. An eye was hard to find but TRMM's Microwave Imager (TMI) data showed that a large area of intense rainfall was occurring around Sandy's center of circulation. Hal Pierce of NASA's TRMM Team at NASA's Goddard Space Flight Center in Greenbelt, Md. used a GOES-13 satellite image captured at the same time to fill in the part of the image not viewed by TRMM to create a total picture of the storm.

With its combination of passive microwave and active radar sensors, TRMM is ideally suited to measure rainfall from space. For increased coverage, TRMM can be used to calibrate rainfall estimates from other additional satellites. The TRMM-based, near-real time Multi-satellite Precipitation Analysis (TMPA) made at NASA Goddard can be used to rainfall over a wide portion of the globe. TMPA rainfall totals were tallied for the seven-day period from Oct. 18-25, 2012.The heaviest rainfall occurred over open ocean where totals were as high as 325 millimeters. Rainfall amounts as high as 250 millimeters were measured over eastern Cuba and some extreme southern areas of Hispaniola.

Hurricane Sandy passed over the islands of Jamaica and Cuba causing at least 21 deaths. Extensive flooding and other damage were reported near the capital city of Kingston and other areas of Jamaica.

National Hurricane Center Rainfall Expectations

The heavy rainfall potential is evident in the National Hurricane Center's (NHC) forecast on Oct. 26. The NHC noted that Sandy is expected to produce total rainfall amounts of 6 to 12 inches across Haiti and the Dominican Republic with isolated maximum totals of 20 inches possible. Rainfall totals of 3 to 6 inches are expected over portions of the Bahamas with isolated maximum amounts of 12 inches possible. Rainfall totals of one to three inches are expected across the Florida Keys into southeastern and east-central Florida with isolated maximum amounts of six inches possible. Rainfall totals of 4 to 8 inches are possible over far eastern North Carolina.

Interview with Research Meteorologist Dr. Marshall Shepherd

Dr. Marshall Shepherd, University of Georgia Professor and Research Meteorologist has worked with TRMM satellite data since its launch in 1997. Dr. Shepherd provided his take on the storm event. "Models are coming into consensus on a landfall, if you will, in the DelMarVa area. Comparisons are being made to the Perfect Storm of 1991, but many folks won't remember that. Storm will bring very strong winds (hurricane force) over a strong area. Remember the Derecho of June 29, 2012. Expand that to the entire Delaware/Maryland/Virginia and New York/New Jersey region."

Shepherd said that the event will bring significant rains and inland freshwater flooding , that he said was often the deadliest threat from tropical systems. He also cited concerns about the storm surge and coastal flooding as full moon will mean elevated water levels/tides coupled with the storm-induced surge. Finally, he noted, there is likely to be heavy wet snow into the inland and higher elevations of the effected region. "Pay attention to the cone or area of influence rather than a specific track as the storm will affect an area not a point," he said.

"Advances from NASA satellites, aircraft, and models are essential for ingest into the models, assessing storm locations and intensity, and testing future modeling techniques. It may not be obvious to many, but our warning and prediction capability does have traceability to the NASA program in numerous ways and I have been happy to play some small role as a former NASA scientist and current member of the NASA Precipitation Science Team and Earth Science Subcommittee of the NASA Advisory Council."

Where is Sandy on Friday, Oct. 26?

A Hurricane Warning is in effect for the Northwestern Bahamas Except Andros Island. A Tropical Storm Warning is in effect for the Central Bahamas, Florida East Coast from Ocean Reef to Flagler Beach, Lake Okeechobee and Andros Island in the northwestern Bahamas. A Tropical Storm Watch is in effect for Savannah River to Oregon Inlet North Carolina, Pamlico Sound, the Florida east coast from North of Flagler Beach to Fernandina Beach, the Florida Upper Keys from Ocean Reef to Craig Key, and Florida Bay.

On Friday, Oct. 26, at 8 a.m. EDT, Hurricane Sandy's maximum sustained winds were near 80- mph (130 kph). Sandy is a category one hurricane on the Saffir-Simpson Hurricane wind scale. Some weakening is possible during the next day or so, according to the National Hurricane Center. It was centered near latitude 26.4 north and longitude 76.9 west. Sandy is moving northwest near 10 mph (17 kph) and is expected to turn north and then northeast on Oct. 27, while slowing down.

Storm surge is expected to be big factor as Sandy approaches the Mid-Atlantic coast. Very rough surf and high and dangerous waves are expected to be coupled with the full moon. The National Hurricane Center noted that the combination of a dangerous storm surge and the tide will cause normally dry areas near the coast to be flooded by rising waters. The water could reach the following depths above ground if the peak surge occurs at the time of high tide. Some storm surge forecasts include: 5 to 8 feet in the hurricane warning area in the Bahamas and one to three feet along the Florida coast in the warning areas on Oct. 26.

GOES-13 Satellite Shows Sandy and Powerful Cold Front

NOAA's GOES-13 satellite monitors weather over the eastern U.S. and the Atlantic Ocean. In a visible image taken from NOAA's GOES-13 satellite on Friday, Oct. 26 at 1415 UTC (10:15 a.m. EDT) Hurricane Sandy's huge cloud extent of up to 2,000 miles extended into the Atlantic, while its center was over the Bahamas. At the same time a long line of clouds associated with a powerful cold front approaching the U.S. east coast stretched from the upper Midwest to the Gulf coast. The image was created by the NASA GOES Project at NASA Goddard.

"Frankenstorm"

Hurricane Sandy is expected to mix with a powerful cold front approaching the east coast, and cold Arctic Air mass, setting up for a powerful storm, a "Frankenstorm."

The cold front stretching from the upper Midwest to the Gulf coast is moving eastward and is expected to temporarily push Sandy away from the coast. However, the front is expected to break down as it moves toward the coast, allowing Hurricane Sandy to come back toward the coast.

As happens when any storm becomes extra-tropical, Sandy will go from a warm to cold core center and the strongest winds spread out and the storm will expand. According to the National Hurricane Center, hurricane force winds extend outward up to 35 miles (55 km) from the center and tropical storm force winds extend outward up to 275 miles (445 km). The wind field of Sandy is expected to grow in size during the next couple of days. The storm's circulation almost reaches 2,000 miles.

Although landfall is expected in southeastern Delaware early Tuesday morning as a hurricane, the Mid-Atlantic is expected to start feeling the storm's effect starting Sunday, Oct. 28.

It will surely have an impact on how much money you will make. Here is a breakdown of the various compensation models that affiliate advertisers utilize.

Pay-per-impression (PPI) / Cost-per-thousand (CPM)

Cost-per-mil (mil/mille/M = Latin/Roman numeral for thousand) impressions. Publisher gets from Advertiser $ x.xx amount of money for every 1000 impressions (page views/displays) of the ad. The Ad can be text , rich media, but in most cases, the ad is a banner running across the top, or down the side of a website.

Pay-per-click (PPC) / Cost-per-click (CPC)

Cost-per-click. Advertiser pays publisher $ X.XX amount of money, every time a visitor (potential prospect) clicks on the advertiser?s ad; it is irrelevant (for the compensation) how often an Ad is showed. Commission is only due when the Ad is clicked. The PPC model is used by Google AdWords, Miva and other providers. These are the ads that you see running along-side search results and many web-pages out there.

Pay-per-lead (PPL) / Cost-per-action/acquisition (CPA) / Cost-per-lead CPL)

Cost-per-action (CPA). Cost-per-Lead (CPL). Advertiser pays publisher $ X.XX in commission for every visitor that was referred by the publisher to the advertiser (web site) and performs a desired action, such as filling out a form, making an account or signing up for a newsletter. This compensation model is very well loved with online services from internet service providers, cell phone providers, banks (loans, mortgages, credit cards) and subscription services.

Pay-per-sale (PPS) / Cost-per-sale (CPS)

Cost-per-sale (CPS). Advertiser pays the publisher a percentage (%) of the order amount (sale) that was made by a customer who was referred by the publisher. This model is by far the most common compensation model used by online retailers that have an affiliate program. This form of compensation is also referred to as Revenue sharing.

Pay-per-call (no abbreviation exists yet)

This is a new compensation model. No official abbreviation exists yet. Advertiser pays publisher a $ X.XX commission for phone calls received from potential prospects as response to a specific publishers? ad. Recently developed call-tracking technology allows to make a bridge between online and offline advertising. Pay-per-call advertising is still new and in its infancy.

Choosing a Model:

As you can see, there are advantages and disadvantages to the various compensation models. This can (and should) be decisive in your selection of which affiliate program to join, but depends largely on what you are promoting and how you choose to go about promoting it. For example, the paid surveys program Survey Adventure, pays out an extremely high .50 per double opt-in lead (CPA). The action; signing up with the company is free, so obviously, the program converts very well, but you must provide many leads in order to make a substantial amount of money. The real money is in pay per sale programs (PPS). If you have a excellent product and a sound marketing plot, the money will come.

There are many other aspects, facts, advice and information that I could share with you on the subject of affiliate marketing, but we don?t want to get too far into it. So I will briefly cover a couple of subjects quickly that apply to what I feel you will really need to know and what you will be employing in your money-making endeavors.

France halts sale of Novartis flu vaccine

PARIS (Reuters) - France said it was halting sales of an influenza vaccine made by Swiss drugmaker Novartis as a precaution after potential impurities were found in batches of the product in Italy.

Health Minister Marisol Touraine said on Friday she had asked for all doses of Agrippal to be withdrawn from the market.

"At this stage no impurities have been found in France ... There is no known risk for patients who have used this brand in France," Touraine said in a statement.

France said it had taken the action pending a decision by the European Medicines Agency (EMA), although the London-based agency said it was not taking a lead in investigations since the flu vaccine was authorized by national governments.

The EMA is responsible for medicines that are authorized centrally, although it may be called on to help with issues concerning nationally approved products if requested by the European Commission or governments.

"At the moment there is no regulatory action from our side," an EMA spokeswoman said.

The French decision follows the announcement by Swiss and Italian authorities on Wednesday that they were banning some flu vaccines produced by Novartis after small white particles were discovered in Italy in injections.

German and Spanish authorities also imposed a ban on certain Novartis flu vaccines on Thursday.

Agrippal is the only Novartis flu vaccine marketed in France. The ban in Switzerland concerns Novartis' Fluad as well as Agrippal, while Italy has also withdrawn subunit Influpozzi and adjuvanted Influpozzi.

Novartis said on Thursday it believed its flu vaccines were safe, despite the discovery of aggregated protein in a batch of vaccine which was not released to the market.

Q: How do I go about to start the process with making my home a ?rent to own? are there any special things I need to do?

A: There?s a lot that goes into a rent to own or lease option. I highly suggest consulting a Realtor who?s done them before, as well as a good real estate attorney to draft the lease. A bit about both types of transactions:

Rent-to-Own or Lease-to-Own (also called a Lease Purchase):

* Buyer pays the Seller a deposit or ?option? money to purchase the property. This option money may be substantial. A typical amount might be $5,000-$25,000.
* Buyer and Seller agree on a purchase price, often at or a bit higher than market value.
* During the term of the option, the Buyer agrees to lease the property from the seller for a predetermined rental amount.
* The term of the lease purchase agreement is negotiable, but the common length is generally from 1 year to 3 years, at which time the Buyer applies for bank financing and pays the Seller in full.
* The option money generally does not apply toward the down payment and is non-refundable if the Buyer defaults and does not purchase the property. Also as this is a purchase agreement, the Seller can sue for specific performance if Buyer defaults and does not purchase after the term ends.
* A portion of the monthly lease payment typically applies toward the purchase price. How much is negotiable.
* Nobody else can buy the property unless the Buyer defaults.
* Buyers are often responsible for maintaining the property and paying all expenses associated with its upkeep, including taxes and insurance.
* Again ? The Buyer is obligated to buy the property at the end of the option or lease period.

Lease Option:

* Buyer pays the Seller option money for the right to later purchase the property. The lease option money may be substantial. A typical amount might be $5,000-$25,000.
* Buyer and Seller may agree to a purchase price now or the Buyer may agree to pay market value at the time the option is exercised. It is negotiable. However, most Buyers want to lock in the future purchase price at the time the agreement is signed.
* During the term of the lease option, the Buyer agrees to lease the property from the Seller for a predetermined rental amount. * The term of the lease option agreement is negotiable, but the common length is generally from 1 year to 3 years.
* The option money generally does not apply toward the down payment.

In any of these situations, your Realtor should use a Real Estate Attorney to draft such a complex document ? these types of transactions are not very common and are not part of our normal real estate forms.

Police investigate Moran's son after video release

(AP) ? Police say they have launched a criminal investigation following the release of undercover video showing the son of Democratic Rep. Jim Moran of Virginia discussing a plan to cast fraudulent ballots.

Patrick Moran resigned Wednesday as field director of his father's campaign after Project Veritas, an organization led by conservative activist James O'Keefe, released the video.

It showed an undercover operative pitching a voter-fraud plan to Patrick Moran.

In the video, Patrick Moran expresses doubts about the plan but eventually tells the volunteer to "look into it."

Patrick Moran has said he thought the person who approached him was unstable and that he was only humoring him.

The Moran for Congress campaign issued a statement Thursday saying it welcomes a thorough investigation.

"); Please tell us something about your background ? Personal and Professional.
Tennis is my passion. It?s something I grew up playing, to the point where I?ve had to miss family holidays to travel to small towns instead for tournaments in the midst of summer! I left home to pursue tennis at the age of 12, and lived, traveled, and schooled in the United States over 12 years.

I moved back to India permanently in 2006 and set up a fast food model called Wich Latte. At the time of conception, I noticed a gap in the sandwich market and thought this was an idea that would work. I spent about nine months doing research with my chef and another six months getting the kitchen and caf? ready. I?ve been running it for five years now, and we?re in the midst of a revamp and an expansion. We?ll be opening six more outlets by the end of this financial year, and hopefully expand to a total of 25 caf?s by next December.

Can you tell us a bit about the property and its history? When did you acquire it?
Goa has always been a favorite destination, and having studied hospitality, coupled with the tourism boom, I figured it would be a great place to start something small.

The land was acquired in 1986, but had been lying dormant. I wasn?t completely familiar with the property until I vacationed in Goa in 2007. I was with a friend, Nikhil Chinappa, and whilst walking on the land he came up with the idea of a music festival, now come to be known as Sunburn. I also wanted to have a second home in Goa, so we decided to build a small place for us to come and stay when we visited. Construction on the property began in 2008, and the house was semi finished in December 2010.


When and why did you decide to turn your property into a holiday home/ homestay? How did you start out? What are the small changes you made to change from a home to a holiday home?
I?ve only actually begun using the villa on a consistent basis from May 2012. Whenever friends would visit me whilst there, or stay with me, they?d always tell me to let the place out to them privately. When I finally decided to go ahead with the idea, I figured that the property would have to be upgraded, considering the profile of guests that would be staying there. I have now employed a full time cook, caretaker, added wi-fi, new upholstery and a sound system?everything one would require for a comfortable stay.

Can you please tell us how much involvement is required from you (as the owner) to successfully run a vacation rental business?
Initially a lot of time is spent looking into the nitty gritty and individual tastes and preferences of each guest. As I am new to this business, I will learn as I go along, but I?m confident of providing folks that do come by with a memorable experience.

According to you what makes your property unique? Why do you think travelers should rent out your property?
The villa is situated on eight acres of land, sits right on the beach, is surrounded by coconut trees and has uninterrupted views of the sea. If that?s not unique enough, the Sunburn music festival is held here every December

The house itself has been designed in a Moorish style, in 2009 by Patzchke Designs. The villa is stark white, with splashes of colour and intricate details such as traditional marble finishes, antique Indian furniture, and a beautiful mosaic floor laid on the roof terrace in the shape of the zodiac. The front doors are teak wood, salvaged from an old Indian palace, and restored with hand-made iron locks.

The villa sits right in the heart of Candolim, and the beach is literally right outside the door. Candolim has some of the finest bars and restaurants in Goa, which are all not more than a five minute walk away. The Candolim Road also has a lot of shops where guests will be able to choose from local souvenirs, amongst many other things.

I think all the above make my villa a great option when choosing a luxury vacation home whilst in Goa.

What is the present level of activity in the real estate sector of Goa? Would you recommend it as a location for holiday home buyers and homestays?
The cost of real estate has increased drastically in Goa, especially in the prime regions, beaches, and river fronts. Coupled with the increased cost of construction, and increased operational costs, a better option at this point would be to rent out a holiday home instead.

You must have been interacting with several kinds of visitors who had stayed in your home? What kinds of guests, according to you, are suitable for staying in a holiday home?
I think all types of guests, except business and convention travelers are suitable targets for staying at holiday homes. People want to stay in a place that offers them a greater value for money. Holiday homes give you more space, allow guests to personalize their vacation by way of unique meals, flexibility on time, etc

What is your philosophy that drives how you run things in your property? Do you have any set rules or ideals that as a holiday home owner you must follow?
It?s simple, really?just treat the property as you would your own home

Unlike hotels, in a holiday home rental, you are opening up your home to guests, most of whom you have just interacted with or have never met before. How do you ensure or how do you build the trust that makes you believe that a particular guest is best for your holiday home?

It all comes down to the basics.? I always start with a phone call?it acts as a buffer and gives you a better idea as to what the guests are expecting. Also, websites like tripvillas help just in case things don?t go quite as planned from either side.

Trust is a very important factor when it comes to successfully run a holiday home rental business. How do you ensure that all guests coming to stay in your property are trustworthy?
You can never tell, but the best way to safeguard yourself is to take money upfront, or when guests check in, that way you get a slight advantage. Hiring the right kind of staff is also important. They need to know how to deal with guests, in case a situation does arise.

Have you had any high profile guests? What are important things to keep in mind while handling them?

As the property is located where Sunburn happens, we do have a few high profile folks who drop by. Unfortunately there?s no more I can say on that subject as the privacy of my guests is paramount.

Have you added any amenities on the luxury side? What are ones that you are eying?
To take the luxury home to the next level, we are in the process of tying up with local spas and even adding a beach volleyball court on the property. Also, I would like to tie up with the PADI school to offer special deals to people that get to stay at the villa and get certified over a four day course. I think that will be a pretty cool memory to create.


What are present rates that you charge? Where would you like to see this go in the near term and what do you think we as an industry can do to get better rates?

Currently we charge INR 20,000 per night, which is inclusive of breakfast. The only changes that would help guests would be the taxation and employment issues. Right now there are a host of different taxes that guests have to pay.

What percentage of your business comes from travel agencies? Social Media? Friends ? Regular clients?

About 50% is word of mouth, while the rest of my business comes from agencies, websites, etc.

Any tips for other vacation home/ homestay owners?
I?m still learning, but what I think is important is for both sides to be clear on exactly what they want and what they?re expecting from their stay. This way, things can be arranged accordingly and everyone is happy.
